Accommodation Terms & Conditions

- Please read the full terms below before signing and returning the booking form.


A damage deposit of £150 will be taken when the full balance is due and returned if no damage is caused, this will also be used if the parking permit is not returned to the cottage.

The Property will not be let until a completed and signed booking form has been received together with a 25% deposit and receipt and confirmation letter issued by the owner to the tenant. The balance of the letting must be received on or before 8 weeks before the letting date.

Please note no reminder will be sent.

Period of Let

Will commence at 4pm the 1st day of let and end at 10.30am of the last day of let.


If under circumstances outside the owners control the property is not available on the agreed dates any monies paid will be refunded in full and the tenants will have no further claims agains the owner.


The tenant and their associates and property are not insured against loss or damage and are not considered to be third parties for the purpose of insurance.

Vacation of the Property

The property should be left in a clean state and the owners reserve the right to make an extra charge for cleaning should the property not be left in a clean and reasonable condition.


The owners will take every precautions to ensure that all equipment is in sound working order. However, they do not accept responsibility for the loss of time or expense incurred through any defect or breakdown prior or during the letting period. Responsibility for repairs rests with the owners unless made necessary by the negligence of the tenant. The owner must be notified of any occurance leading to the necessity of repair. Items needing repair must not be placed with a third party without the owners' written permission.


We allow one well behaved pet but they must not be allowed in the bedrooms or on the furniture, or left unattended unless crated. If the need to clean up arises an additional charge will apply.


Conduct of the tenants should be keeping with the surroundings and should be as such to cause no disturbance to the neighbouring properties / inhabitants.


The number of persons using the property shall not exceed the maximum of five as stated.


The information contained on the website is believed to be accurate at the time. However, the owner reserves the right to make alterations and will endeavour to inform the holidaymaker of such alterations. If the alterations materially change the nature of the  accommodation being offered and are unacceptable to the holiday maker a full refund will be given.


The owner accepts no responsibility or liability for any loss, accident, damage, injury, illenss or other mishap to persons or property while on or about the premises arising from any cause whatsoever, or while engaged in any activity there from.
